You own land that earns nothing: four options for 2027
Four families of income exist for underused land in France: parking and storage, declared camping, energy production, and rental accommodation. Each has one dominant constraint. Parking earns little but starts fast. Declared camping is capped at six pitches or twenty people on farmland. Ground-mounted solar locks the land for twenty years. Rental accommodation delivers the best return per square metre, with the most demanding regulatory framework.
Sorting between them depends less on yield than on what your plot actually allows.
Parking and storage: fast, modest
Motorhomes, winter caravan storage, boats, skips. Little investment, quick start, limited income and heavily location-dependent. A motorhome area on a tourist route has nothing in common with an isolated field in open country. Useful as a supplement, rarely as a main activity.
Declared camping: accessible, but capped
On farmland, farm camping stays capped at six pitches or twenty people, and permits neither mobile homes nor light leisure dwellings. The season is short, the weather decides, and guests now expect more than a field and a tap. The model works when it leans on something else: produce to sell, a remarkable setting, an activity that gives people a reason to come.
Energy production: profitable, but it freezes everything
Ground-mounted solar turns land into a financial asset. The trade-off is harsh: the land is locked for twenty years or more, the procedures are long, and you will develop nothing else there in the meantime. A good call for a plot with no other future. A poor one for well-located land whose potential you have not yet explored.
Rental accommodation: the best return per square metre
A room let at €60 a night over 200 nights produces more than a hectare of solar, on a forty square metre footprint. That is the argument. Here are the conditions.
Local planning has to allow it, and this is where most projects stop. A mobile home may only sit on a campsite, a leisure residential park or a classified holiday village. An installation under three months escapes formalities, which opens up seasonal and event use. A lasting installation requires a prior declaration, sometimes full permission. The threshold of fifteen people hosted tips you into the public building safety regime.
You also need a reason for people to come. A busy route, a nearby town, a tourist site, a business park, a resort. A box in the wrong place stays an empty box, and no booking platform will fix that.
Then there is bare land. Many well-placed plots have neither water nor power, and bringing them in costs more than the accommodation itself. That is the problem the Off-Grid Box solves: solar, battery, water reserves, 48 hours of autonomy for two adults, no connections. The Connected Box takes over where the site is already serviced.
How to decide without getting it wrong
Start with your municipality's local plan and a visit to the town hall with your plot map. One hour, free, and you will know which of these four routes are genuinely open to you. Only then look at the numbers. Our simulator calculates an order of magnitude of revenue from your own price and occupancy assumptions, and we assess your land's feasibility before any proposal.
