A business idea for 2027: the unmanned hotel

A traditional hotel room drags costs the guest never sees. A front desk staffed around the clock. Corridors to heat. An entire building wrapped around one bed. On a €60 night, that structure eats almost everything.

In Germany, Roatel turned the problem on its head. Rooms placed on fuel stations and rest areas, 31 sites and 123 rooms so far, without a single employee on location. Booking, payment, access code: everything runs through the guest's phone. They sleep, they leave. Nobody welcomed them, and nobody minds.

In France, this segment is empty. Budget hotels run at €45 to €70 a night, concentrated in high-traffic areas. In between, thousands of well-placed plots produce nothing: the back of a campsite, unused land by a fuel station, a field at the edge of an estate.

That is where the box comes in. 13 m², a double bed, a shower room, installed in half a day on four adjustable pads. Two versions. The connected one, plugged into the site's utilities, for year-round operation. The off-grid one, with solar power, a battery and water reserves, running 48 hours for two adults on land with no services at all. Either way, you only build what actually gets rented: the room. No corridor, no lobby.

Who can turn this into a business in 2027? A campsite that wants its pitches earning beyond the tent season. A fuel station on a busy route. A farm with 200 m² sitting idle. An investor looking for an asset that runs remotely, with no team to manage. Three questions to settle first, and it is worth saying plainly. The land: local planning rules decide what is possible, and we assess feasibility before any commitment. Cleaning: 30 minutes between stays, but you need someone reliable nearby. Demand: a box in the wrong place is an empty box.

The model has proven itself elsewhere. The French playing field is still open. That rarely lasts long.
